Sealcoat is a protective coating spread over existing asphalt. It blocks UV and water, slows oxidation and brings back a deep black color. Under New Mexico sun it is the least expensive way to make a driveway or lot last longer.
Asphalt is held together by a black binder. At this elevation the sun and dry air bake that binder out of the top of the pavement. The surface fades to gray, turns brittle, and fine cracks open up. Water gets into those cracks, and on freezing nights it expands and pries them wider.
Sealcoat puts a fresh, flexible layer over the top so the sun and water hit the sealer instead of the asphalt. Seal every few years, or as soon as the surface starts to fade, and the asphalt underneath lasts longer.
Sealer needs warm, dry weather to cure. We schedule it for warm days, away from monsoon storms, and we will tell you when to keep cars off.
Plan to keep cars off for at least a full day, longer in cool weather. Foot traffic is usually fine sooner. We will give you a time for your job.
New asphalt should cure for several months before it is sealed. We can schedule the first sealcoat when it is ready.
Yes. Sealer is not a crack filler. We fill cracks first so the sealcoat covers a closed surface.
